FINANCING
Your broker wrote the book on mortgage rate shopping.
Cindy Liu, MBA, is a broker at Olaie and, in a separately licensed role, a mortgage loan originator with Loan Factory. If you choose, one person handles your home search, your offer and your loan. She also wrote Rate Shopping Done Right, a guide for first-time buyers in English and Chinese.
Olaie is a real estate brokerage, not a lender or mortgage broker. I originate loans separately through Loan Factory, Inc. You may choose any lender without changing Olaie's services or fees.

One person, from your home search to your mortgage.
Find the home
Cindy Liu represents you through Olaie, from search to negotiation and closing.
Choose your lender
If you choose, Cindy can take your loan application in her separate role with Loan Factory, Inc. (NMLS #320841), starting with a pre-approval letter before you make offers, so your offer and loan timelines are planned together. Or use any lender. Your choice does not change Olaie's services or fees.
Close on one timeline
Cindy plans your offer deadlines, appraisal and loan approval together, and keeps you updated on both through closing day.
THE BOOK
Rate Shopping Done Right
How to compare mortgage quotes on the same basis using the Loan Estimate: rate versus APR, points, lender credits and closing costs. Under 50 pages, in plain language. Educational, not an offer of credit.

FAQ
- Does Olaie make or arrange loans?
- No. Olaie is a real estate brokerage and holds no mortgage license. Loans are originated by Yi (Cindy) Liu (NMLS #1949304) in her separate role with Loan Factory, Inc., an independent company.
- Do I have to use Cindy or Loan Factory for my loan?
- No. Use any lender or mortgage broker. Your choice has no effect on Olaie's services or fees.
- Does Olaie get paid when a client finances through Loan Factory?
- No. Olaie receives no fee, split, or other thing of value from Loan Factory or from any loan. Cindy is paid by Loan Factory for her loan work, separately from any real estate commission, and her loan compensation is disclosed in writing before closing.
- Can the same person be my broker and my loan originator?
- Yes, in most cases. Washington and California allow one person to be both your real estate broker and your loan originator on the same purchase. If a lender’s or loan program’s rules don’t allow it, Cindy will help you find another lender and stays your real estate broker.
- Does a feng shui reading affect my financing?
- No. Feng shui readings* play no part in any loan decision. If you like, Cindy can suggest auspicious dates (良辰吉日) for signing and closing, within your contract and rate-lock deadlines.
