Every plan includes our full buying service, feng shui reports and an optional household match. Fees are a percentage of the price, with a minimum. They differ in three ways.

  • Representation

    Pro is non-exclusive. Ultra and Max are exclusive.

  • Included property visits

    Pro includes one visit and one final walk-through. Ultra and Max are unlimited. Only Max adds off-market listings.

  • Feng shui support

    Ultra adds more feng shui reports, more saved homes in your DwellSoul account, and more messages with Master Chen. Only Max adds an in-person feng shui review.

Your signed agreement controls the services and fee for your transaction. Plan selection is confirmed with your broker on the official agency agreement. Nothing on this page is an agreement. Examples: at $800,000 the Pro minimum of $9,000 applies; at $1,500,000 the Pro fee is $15,000.

    Seller disclosures, listing documents and agent remarks from the MLS.

    Once you are interested in a home, we share the seller's disclosures and the listing agent's remarks, with recent comparable sales and market trends.

  4. Feng shui reading*

    The land, facing and layout of each home.

    Every home you tour gets a feng shui report, which you can discuss with Master Chen, an AI feng shui master. On Max, your broker adds an in-person feng shui review and discusses ways to improve the home's feng shui.

    A market analysis from recent sales to set your price range. It is not an appraisal.

    Before you offer, we prepare a comparative market analysis from recent sales to help you set a reasonable price range. It is not an appraisal; your lender's appraiser does that.

  6. Offer strategy

    We call the listing agent and shape competitive terms with you.

    Before you write an offer, we ask the listing agent about competing interest and what matters most to the seller, then design the terms with you. Every offer gets a second review** before it is sent.

    A credit at closing depends on your pricing plan and the compensation the seller offers us.

    Some loan programs limit credits from interested parties. We can work with your lender to wisely use your credit.

    Nothing goes to the seller until you have reviewed and signed it.

Touring a builder's model home? Name your broker first.

Many builders only recognize a buyer's broker who is named on your first visit. If you don't put down our name, we won't get commission and you won't receive credit.

  1. Before you go

    Send us the communities you like and we will register you with each builder in advance. This is the safest way.

  2. On your first visit

    Write Olaie on the builder's sign-in sheet as your broker before you talk with the sales team.

A credit at closing, where allowed, depends on your signed buyer agreement, the compensation arrangement and lender limits. Compensation is negotiable.
