1. What this site is

The site describes Olaie's real estate brokerage services in Washington and California and lets you contact us. Using the site, filling out a form or receiving an estimate does not make you our client and does not create a brokerage, agency or fiduciary relationship. That relationship begins only when you and Olaie sign a written agreement, and the services and fees are those stated in that agreement.

2. Information on the site

We work to keep the site accurate, but its content is general information and may change without notice. In particular:

• Estimates are estimates. Credit and cost estimates, plan fees and examples are illustrations only. Your actual fees, credits and costs depend on your signed agreement, the compensation paid, your lender's rules and the transaction, and appear on your closing documents.
• Not an appraisal or inspection. Nothing on the site is an appraisal, home inspection, survey or legal description of any property.
• Feng shui readings are provided by DwellSoul, LLC, a separate company. A reading is a traditional perspective; it is not an appraisal, inspection or prediction.
• Not legal, tax or financial advice. Olaie is a real estate brokerage, not a law firm, tax advisor or financial advisor. Please consult your own professionals.
• Not a lender. Olaie is not a lender or mortgage broker and takes no loan applications. Mortgage loans are offered by Loan Factory, Inc., not Olaie.
• Reviews shown on the site come from Olaie's profiles on third-party sites and reflect the reviewers' own experiences. Translations of reviews are provided for convenience; the original wording controls.

3. Address suggestions

Address suggestions on the site are provided by Google Maps Platform. By using them, you agree to be bound by the Google Maps/Google Earth Additional Terms of Service and the Google Terms of Service.

4. Rules of use

You may use the site for your own personal, lawful purposes. You agree not to:

• Use robots, scrapers or other automated means to access the site, its forms or its address box, or to copy its content.
• Send false information, impersonate anyone, or submit information about another person without their permission.
• Interfere with the site's security or operation, or try to reach parts of it not intended for public use.
• Use the site to harass anyone, to discriminate in violation of fair housing laws, or for any unlawful purpose.

5. What you send us

When you send us a request, you confirm that the information is accurate and that you may share any information about other people you include. We use it as described in our privacy policy. If you agree to receive text messages, you can stop them at any time by replying STOP.

6. Our content

The site's text, design, logos, photos, illustrations and other content belong to Olaie or its licensors and are protected by intellectual property laws. You may view and print pages for your own personal, non-commercial use. Any other use, including copying, republishing or modifying the content, requires our written permission. "Olaie" and the Olaie logo are Olaie's marks.

7. Other websites and services

The site links to and uses services run by others, such as Zillow, Google, DwellSoul, Loan Factory, WeChat, WhatsApp and Facebook Messenger. We do not control them and are not responsible for their content, terms or privacy practices; their own terms apply when you use them.

9. Disclaimer

The site and its content are provided "as is" and "as available." 10. Limitation of liability

To the fullest extent permitted by law, Olaie is not liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits or data, arising from your use of the site, and Olaie's total liability for any claim arising from your use of the site is limited to one hundred U.S. dollars ($100). These limits apply only to your use of the site. They do not limit any duty Olaie owes you under real estate law or under a written agreement you sign with Olaie.

11. Indemnification

You agree to defend, indemnify and hold harmless Olaie and its brokers, employees and agents from any claim, loss or expense, including reasonable attorneys' fees, arising from your misuse of the site or your violation of these terms.

12. Governing law and disputes

These terms are governed by the laws of the State of Washington, without regard to its conflict-of-law rules. Before filing any claim about the site, you agree to contact us at service@olaie.com and give us 30 days to try to resolve it informally. Any claim that is not resolved will be brought only in the state or federal courts located in King County, Washington, and you and Olaie consent to their jurisdiction. Disputes about a transaction are governed by your written agreement with Olaie.

13. Changes and access

We may update these terms by posting a new version here with a new effective date; using the site after that means you accept the update. We may change or stop offering any part of the site, or limit anyone's access, at any time.

14. General

If any part of these terms is found unenforceable, the rest stays in effect. Our not enforcing a term is not a waiver of it. These terms and our privacy policy are the entire agreement about your use of the site. These terms may be translated for convenience; if a translation differs from the English version, the English version prevails.
